Streszczenie
Cechy rynku nieruchomości powodują, że rozwija się on w różnym tempie. Zróżnicowanie to jest widoczne także w poszczególnych segmentach tego rynku. W artykule zaproponowano wykorzystanie indeksu do oceny koniunktury na wybranym segmencie rynku nieruchomości. Indeks dla gruntów niezabudowanych wyznaczono dla wybranej dzielnicy Szczecina. Celem artykułu jest ocena dynamiki cen transakcyjnych gruntami budowlanymi na osiedlu Warszewo. W artykule weryfikowano hipotezę ba-dawczą o niskim zróżnicowaniu cen w czasie oraz małym wpływie na częstość zawieranych transakcji otoczenia rynku – faz cyklu koniunkturalnego.

INDEX OF ECONOMIC CONDITIONS IN THE LAND MARKET BUILDING ON THE EXAMPLE OF THE SZCZECIN AREA WARSZEWO
Abstract
The characteristics of real estate market makes it develops at a different pace. This diversity is also reflected in the different segments of the market. This paper proposes the use of an index to assess the situation on the chosen market segment of real estate. The index for undeveloped land designated for the selected area of Szczecin. The purpose of this article is to assess the dynamics of construction land transaction prices this part of city. In this paper author research was verified hypothesis about low price variation over time, and little impact on the frequency of the transactions market environment – business cycle phases.
