Streszczenie
Celem niniejszego artykułu jest analiza opłacalności inwestycji na rynku nie-ruchomości ze szczególnym uwzględnieniem cen gruntów przeznaczonych w miej-scowym planie zagospodarowania przestrzennego na cele komercyjne na rynku lokal-nym (szczecińskim). Przeanalizowano transakcje sprzedaży nieruchomościami w Szczecinie od trzeciego kwartału 2009 do pierwszego kwartału 2012 roku w Szcze-cinie. Pomimo dużej podaży popyt na grunty inwestycyjne nie jest w pełni zaspokojony przede wszystkim z uwagi na brak nieruchomości, które spełniałyby rosnące wymaga-nia deweloperów. W dwóch ostatnich kwartałach widać wyraźny wzrost przeciętnej ceny gruntów inwestycyjnych.

ANALYSIS OF COMMERCIAL REAL ESTATE IN SZCZECIN
Abstract
The purpose of this article is to analyze the profitability of investments in real estate, focusing on the price of land allocated in the local plan spatial planning for commercial purposes in the local market (Szczecin). Analyzed property sales in Szczecin since the third quarter 2009 to the first quarter of 2012 in Szczecin. Despite the large supply of, demand for land investment is not fully satisfied, mainly because of the lack of properties that meet the growing demands of developers. In the last two quarters, you will see a marked increase in the average price of land investment.
