STRESZCZENIE
W artykule podjęto tematykę behawioralnych uwarunkowań decyzji inwestycyjnych na rynku nieruchomości. Decyzje te zazwyczaj podejmowane są w warunkach ryzyka i wymagają wnikliwej analizy, która przeprowadzana jest na podstawie dostępnych informacji. Specyfika rynku nieruchomości przejawiająca się w niskiej efektywności tego rynku i małej płynności inwestycji sprawia, że proces decyzyjny uczestników rynku jest skomplikowany, zagrożony wpływem heurystyk i wystąpieniem błędów poznawczych, a skutki decyzji są trudne do przewidzenia. Artykuł ma charakter przeglądowy i wskazuje na konieczność większej integracji nauki ekonomii behawioralnej i teorii rynku nieruchomości, co pozwala na lepsze zrozumienie zachowań uczestników rynku nieruchomości i może prowadzić do stworzenia nowych modeli zachowań inwestycyjnych.

SELECTED DETERMINANTS OF INVESTMENT DECISION ON THE REAL ESTATE MARKETS – BEHAVIORAL APPROACH
Abstract
The article refers to the subject of behavioral determinants of investment decisions in real estate market. These decisions are usually made under conditions of risk and uncertainty, and so require careful analysis which is carried out on the basis of available information. The specifi city of the real estate market, as refl ected in the low effi ciency of the market and the low liquidity of investments, makes the decision-making process of market participants complicated, threatened by the infl uence of heuristics and cognitive biases. The effects of these decisions are diffi cult to predict. The article is a review and indicates the need for greater integration of science of behavioral economics and the theory of the real estate market, which allows a better understanding of the behavior of participants in the real estate market, and can lead to the creation of new models of investment behavior.
