Streszczenie:
Przedmiotem rozważań jest ryzyko inwestycyjne na rynku nieruchomości. Omówiono rodzaje inwestycji i źródła finansowania projektów inwestycyjnych. Przedstawiono specyfikę inwestycji na rynku nieruchomości oraz ryzyko inwestycyjne z punktu widzenia deweloperskich inwestycji mieszkaniowych.
Podjęto jednocześnie próbę oceny pomiaru ryzyka w oczach inwestorów.
Główną motywację podjęcia analizowanego problemu stanowi powszechne przekonanie uczestników rynku nieruchomości o niskim poziomie ryzyka inwestycyjnego w Polsce. Według niektórych inwestorów, malejące stopy zwrotu stanowią dowód niskiego poziomu ryzyka inwestycyjnego.
W podsumowaniu podkreślono wagę szybkich decyzji regulacyjnych na etapie deweloperskim oraz eksploatacyjnym procesu inwestycyjnego, sprzyjających tworzeniu systemu szybkiego reagowania na pojawiające się ryzyko.

INVESTMENT RISK IN DEVELOPER’S HOUSING INVESTMENTS
Abstract:
The focus of the study is on the investment risk in the real estate market. Types of investments and sources of financing the investment projects were discussed. The specific nature of the investments in the real estate market and the investment risk were presented from the standpoint of developer’s housing investments. The study also attempts to evaluate the risk perceived by investors.
The main motivation behind the analysis of this problem is the belief of the most of participants in the real estate market in Poland that it involves the low investment risk. According to the some investors, decreasing return rates represent the evidence of low investment risk.
The conclusions obtained in the study emphasize the importance of fast regulatory decisions at the developer’s and functional level of the investment process which are conducive to creation of a fast system of response to the risk that emerges.
