Streszczenie
Zespół czynności, który prowadzi do określenia wartości rynkowej nieruchomości nazywany jest szacowaniem wartości nieruchomości. Na wycenę nieruchomości, czyli proces, w wyniku którego dokonuje się określenie jej wartości przy zastosowaniu różnych podejść, metod i technik, znaczący wpływ mają również przyjęte założenia, na przykład dotyczące wag cech rynkowych. Autor prezentuje wybrane elementy procedury szacowania wartości rynkowej nieruchomości w podejściu porównawczym z wykorzystaniem metody porównywania parami oraz metody korygowania ceny średniej oraz podejmuje próbę oceny wpływu zmian wag cech rynkowych na oszacowaną wartość nieruchomości.
THE INFLUENCE OF MARKET ATTRIBUTES ON THE ESTIMATED MARKET VALUE OF REAL ESTATE – A COMPARATIVE APPROACH
Summary
A set of activities that leads to determining the market value of real estate is referred to as real estate value assessment. Real estate valuation, i.e. the process of taking various approaches and applying different methods and techniques, resulting in the determination of real estate value, is also significantly influenced by the assumptions made, e.g., with regard to market attributes. The author presents selected elements of the procedure of real estate market value assessment from the comparative approach, with the use of comparison in pairs and average price adjustment methods, as well as attempts to assess the influence of the changes of market attributes on the estimated value of real estate.
